After Roof Replacement

Client Goal/Purpose of Project

Due to roof age and condition, the client decided to replace the roofing system to avoid potential leaks and impending damage. The roof was divided into sections but not all sections were in the same or similar condition (i.e., some areas were worse than others). However, to avoid a phased approach and minimize disruption to the site, the client decided to go ahead and replace all roof sections at one time.

Key Challenges

The primary challenge involved managing the disruption caused by the roof replacement, especially since the building is a multistorey self-storage complex and the work impacted multiple tenants and access to loading and unloading areas. A longer-than-usual pre-start notice was given to ensure all affected storage tenants had enough time to take steps to protect their assets. Extensive exterior lighting was present and installed at the top of the parapet walls. The design and positioning of the lighting made it challenging to replace the roof and install the new lighting in a manner that would maintain the manufacturer’s workmanship warranty. The design of the perimeter parapets was insufficient in height to meet proper roofing guidelines. Additionally, the space on the ground around the site was extremely limited and this made it difficult to set up our equipment and disposal bins. Here are some of the key challenges we faced during the project:

Planning and Management Challenges

Tenant Notification and Access Planning

A 30-day notice was provided to the storage tenants, advising them of the areas and access laneways on the property that were not available to them during the project.

Project Timeline and Laneway Reopening

A realistic but aggressive schedule was established with a specific date on which the laneways around the building would be free.

Collaborative Exterior Lighting Design

Several design ideas regarding the exterior lighting were discussed and eventually one final plan was agreed upon by all parties. Elite was integral in ensuring the final design not only met all the criteria set out by the material manufacturer, but also pleased the client and the electrician.

Updated Wood Blocking for Parapet Height

New wood blocking designs for the parapet walls were suggested to ensure adequate height would be achieved above the finished roof. This would follow standard installation methods recommended by the manufacturer as well as standard roofing practices as set out in the Canadian Roofing Contractors Association (CRCA) handbook.

Solutions to Challenges Posed with 365 Weston Road, Toronto

The crew assigned to this project was very well organized and clearly understood the timeline and expectations for when this project was to be completed. Managing expectations was difficult due to weather concerns. We attribute much of the success to the factors below.

Secure Closure of Laneways and Access Points

Laneways around the building and access to certain doors were completely closed off to the public and securely barricaded with safety fences and signs.

Engineered Brackets for Exterior Lighting

An engineer and fabricator were involved to design and build new support brackets for the exterior lighting based on specifications and sketches that were reviewed and approved by all affected parties.

Custom Wood Blocking for Uneven Parapets

Elite supplied and installed custom wood blocking at all perimeters as required. Not all parapets were the same; therefore, each section was custom designed and installed by our crews to ensure the final product was not only acceptable but also aesthetically pleasing.

Adaptability to Site Conditions and Scheduling

Our crew’s ability to adapt to specific site conditions and schedules was a significant reason why this project was completed successfully.

Balancing Client Vision with Warranty Requirements

The ability to listen to the client’s goals and then marry them successfully with rigid requirements from the manufacturer to maintain their warranty was very important in this project.
