The client required a roofing system with Class A fire protection, capable of providing both safety and longevity.
The roof replacement project had to address not only functional issues like leaks and water runoff but also prevent future staining of the light-colored precast exterior.
Achieving energy efficiency and ensuring thermal performance required a meticulous installation of insulation layers.
The roof was cluttered with redundant HVAC units, a large make-up air system, and related gas piping. Coordinating the safe disconnection, removal, and craning of this equipment required collaboration with the client’s HVAC and craning contractors.
Years of heavy equipment use had left numerous penetrations in the steel deck, demanding extensive patching to restore the substrate before the new membrane installation.
The parapet walls were flat-topped, 12–14 inches wide, and susceptible to ponding water, which had caused leaks, staining on the exterior precast panels, and deterioration at metal joints.
