Client Goal/Purpose of Project

The primary goal of this project was to prepare the commercial building at 890 Jane Street in York, Ontario, for critical restoration work by installing 17 roof anchors. These anchors were required to meet safety regulations and enable the use of suspended stages for building maintenance and restoration activities. The client needed a solution that ensured compliance with safety codes, addressed the challenges of an older inverted roof system, and adhered to a tight timeline to avoid project delays due to weather. The ultimate purpose was to ensure a safe and efficient environment for the restoration crew, enabling the successful completion of the broader building restoration project.

Key Challenges

Planning

Anchor locations were marked based on engineering drawings to ensure precise placement.

The roof was prepped by removing stone ballast and insulation to expose the membrane and concrete substrate.

To improve drainage, two additional roof drains were installed prior to starting the anchor work.

Management & Execution

The Elite team began by preparing the roof according to engineering drawings. This included clearing the stone ballast, removing insulation, and cutting back the roof membrane to expose the concrete substrate at each anchor location.

MJH’s crew drilled into the structural concrete roof slab and applied epoxy chemicals to secure the anchors with bolts. Each anchor was carefully positioned and allowed to cure for maximum stability.

Once the anchors were in place, Elite Roofing restored the roof membrane by installing spun aluminum anchor flashings, adding SBS modified bitumen roofing, and replacing insulation where needed. The stone ballast was then returned to its original position.

The anchors underwent weight testing to ensure they met safety and performance standards, confirming there were no movement or stability issues.

The MJH team installed the 17 roof anchors using high-strength epoxy and structural bolts. Our synchronized scheduling enabled swift and accurate placement, minimizing disruption and delays.
Following anchor installation, we repaired and upgraded the roof membrane using SBS modified bitumen and insulated the areas with 2” extruded polystyrene. These measures restored the roof’s integrity while maintaining energy efficiency.
To combat poor water evaporation, we added two new roof drains, mitigating potential water accumulation issues and enhancing drainage efficiency for future weather challenges.
All installed anchors underwent thorough weight testing to confirm their stability and safety, ensuring the project met high performance and regulatory standards.
With looming weather changes, we adapted our timeline to complete all phases efficiently before a significant rainstorm, allowing the restoration to proceed without delay.
