Coordination with Cellular Providers

The primary planning challenge was ensuring the continuity of cell service for three major carriers (ClearNet, Bell, and Rogers). Elite Roofing had to work closely with these providers to develop a phased plan that minimized disruptions by carefully coordinating equipment relocations and outages.

Logistics of Equipment Removal

Numerous abandoned railings and post mounts from previous installations were on the roof. Planning the safe removal and proper disposal of this outdated equipment before starting work was a key component in preparing the roof for the new system.

Management & Execution

Staggered Work Phases

Due to the limited roof space and the need to keep cellular services active, Elite Roofing employed a staged approach. This involved relocating cellular equipment in sections, completing the work in phases, and then reinstalling the equipment, all while working around permanent fixtures.

Handling Foot Traffic and Machinery Constraints

The high foot traffic on the roof and the machinery constraints made executing the roof replacement more complex. Elite Roofing selected materials, such as the 2-ply SBS modified bitumen membrane, that were durable and efficient in tight spaces, ensuring long-term protection and ease of installation.

Our Method

The original BUR system,(Built-Up Roof) system on this building was no longer suitable due to the heavy foot traffic and extensive equipment present. BUR systems can degrade quickly in such conditions, leading to leaks and other issues. To solve this, we implemented a more durable roofing solution that would withstand the demands of the site. Here’s how we approached the project:

Original Roof System (BUR) Issues

The building originally had a Built-Up Roof (BUR) system, which was no longer effective. The heavy foot traffic from maintenance crews and tenants, as well as the crowded equipment setup, caused wear and tear that the BUR system couldn’t withstand.

Installation of a Protected Membrane Roof Assembly

To address these issues, we installed a protected membrane roof assembly. This system provided added durability, protecting the new membrane from direct exposure to traffic and the elements, thus extending its lifespan.

Selection of 2-Ply SBS Modified Bitumen Membrane

We chose a 2-ply SBS modified bitumen membrane due to its superior durability in high-traffic areas. It is designed to handle the foot traffic and machinery constraints present on this roof, offering long-term protection.

Tight Space and Material Compatibility

The 2-ply SBS was selected not only for its durability but also for its compatibility with the existing asphalt-based roofing system. It performs well in tight spaces, making it an ideal solution for the restricted areas around the cellular equipment.
