Project: New construction project comprising (5) new buildings, with one roof done by another contractor.

Client Goal/Purpose of Project

This was a new construction project consisting of five new buildings; however, we only handled four of the roofs. One building (Food Basics) was completed by another roofing contractor as per the tenant lease agreement. This project comprised multiple buildings sharing similar roof design elements and challenges.

Key Challenges

High parapet walls, lower level canopies, multiple roof penetrations, TPO-BUR roof tie-in details, and scheduling issues all posed challenges during this project. The full project spanned more than a year, with work being completed during all four seasons. Here’s a closer look at some of the key challenges we faced during the project:

Planning

The project was completed in phases requiring multiple mobilizations by our crews.

Coordinated Planning to Meet Scheduling Demands

Due to construction site scheduling requirements, key areas of the buildings were ready for us at different times which required detailed planning on our end to meet the client’s needs. The design changes involved planning several mobilizations of smaller crews to maintain a more detailed focus, and to make the changes in a more efficient and cost effective manner while keeping the client’s budgetary and tight scheduling needs in mind.

Adaptations and Replacements During Construction

Changes to some building elements were implemented throughout the construction cycle which involved replacement/alteration of already installed roofing/siding elements.

Management & Execution

Roof Section Completed by Others

Tie-in to the roof section completed by others was challenging, as the TPO membrane installed by the grocery store’s contractor was not compatible with the BUR membrane selected by our client. We were asked to propose and design the tie-in details for review and approval by the project’s consultants to ensure proper waterproofing and warranty requirements were met. Once the details were approved by both the consultants and roof warranty holders we dutifully executed them in a proper tradesman-like manner.

Multiple roof penetrations, HVAC units, and roof screens

Some buildings had more than 100 HSS columns penetrating the roof for the screening of HVAC units.

High parapet walls

A crane was required to install gravel at two of the buildings.
Multiple surfaces designated for waterproofing required proper material compatibility.
Special equipment (articulating boom) was required to perform the work on the exterior walls as well as rolling scaffolds used on the high interior walls.

Scheduling issues

Scheduling issues were associated with the project length, and the need for multiple mobilizations as the buildings in the project were ready for roofing at different times.
