This pitched roof replacement project was a unique and fully customized two-storey home in Hoggs Hollow. The home is a mix of colonial and cottage-style architecture originally built in 1995. While the exterior and interior of the home are beautiful, the roof definitely needed a major overhaul, and with two different kinds of roofs that make up this home, our approach was a little bit different from traditional pitched-roof homes.
The client wanted to upgrade the existing cedar shake roof with premium materials that matched the neighborhood’s aesthetic. This required careful planning for material selection, coordination with suppliers, and ensuring the project adhered to the client’s vision.
The fluctuating price of lumber posed a significant planning challenge. Early planning was necessary to secure material prices with the supplier to avoid unexpected cost increases during the project, ensuring that the budget stayed intact.
The pitched roof featured dormers on all sides, creating difficult details that required extra attention to ensure water-tightness throughout the process. This added complexity to the execution and required ongoing adjustments to the construction plan.
Due to the large overgrown trees surrounding the property, there were concerns about animals accessing the roof. The design of the roof and vents needed to be modified to prevent this, requiring extra measures to solve a client issue and maintain the roof’s functionality.
The project was scheduled for late fall to ensure the client had access to the outdoor pool area, creating a time constraint for the roofing team. Ensuring the roof was completed in time while managing the construction logistics was a key execution challenge.
