Client Goal/Purpose of Project

The client’s goal for this project was to replace the deteriorating shingle roofs and address underlying substrate issues across all 50 units of the townhouse complex. This included improving ventilation, ensuring proper water runoff management, and enhancing the overall durability and safety of the roofing system, while minimizing disruption to the residents and maintaining the project within budget and schedule.

Key Challenges

Many jobs have surprises requiring problem-solving and work-arounds, which can be especially difficult with a tight time frame and volatile pricing of materials. Some of the challenges we overcame included:

Planning

Awarded the project in late March 2022 with a completion deadline expected by fall 2022. Contractual terms included a payment schedule extending into 2023, necessitating careful scheduling to meet deadlines.

Required flexibility to schedule the first phase of work shortly after the award date while planning the remainder for the fall, balancing project demands with material availability and labor resources.

Secured a performance bond for labor and materials, ensuring financial backing and commitment to the project, which was crucial for planning.

Management & Execution

Encountered significant areas of rotten wood substrate that were not known before the project, leading to additional safety measures and unexpected work.

Faced challenges of working on a hot roof during an unprecedented summer heatwave, where temperatures consistently exceeded 30 degrees Celsius, impacting crew performance and safety.

Dealt with periods of steeply rising prices for materials, requiring quick adjustments to stay within budget despite fluctuating costs, which made sticking to estimates challenging.

Managed logistical issues caused by inaccessible areas within the complex, necessitating manual transport of debris to bins located in the main parking area, which was labor-intensive, especially in adverse weather.
